Hi Bryan,

Last 3 bedders (closest to your unit size at 1206sqft) was sold at $998k ($828 pst) in end may 2013. This price might not be reflective of current market condition/ sentiments.

I will advise you to take bank valuation as a indicative of your unit's current unit potential sale price.

As for rental, it will be in the range of $2.40 to $2.80 PSF depending on the furnishing options that you will be providing.

Dear Bryan,

The last transacted 3 bedroom of similar size at Park Green was a 1206 sqft unit at mid floor in May at $998k ($828 psf).You may want to take this as a guide but I thought selling at $800 psf to $850 psf will be of fair market value.

Currently, there are 2 units selling, one is 1206sqft asking for $1.15mil and the other one is 1184sqft asking for $1.1mil.

Regards to rental, there are 2 units (1195sqft) rented out in June for $3,200 and $3,400. You should looking around this range.
